Development is the second of Miller Group’s core pillars and an important part of how we bring opportunities from an initial concept to a successful project.
For us, development is about more than identifying a piece of property or recognizing an opportunity. It requires the right experience, relationships and resources working together from the beginning.
Our development pipeline is created both internally and through the relationships we have built throughout the Hampton Roads community.
Our experience began in industrial and office/warehouse flex space and has expanded over the years to include office, single-family residential and retail development. With more than 25 completed developments, we have built an extensive network of local banks, economic development offices, attorneys, brokers, landowners, architects, engineers, environmental consultants, municipal planning departments and site contractors.
Those relationships, combined with our knowledge of the local market, allow us to evaluate opportunities efficiently, understand potential challenges and bring the right resources to the table early in the development process.
One of our greatest strengths is the ability to draw on the experience and capabilities of the companies within Miller Group.
Our team has experience across financing, governmental approvals, design, site development, construction, asset management and leasing. Having those resources working together allows us to look at a project from multiple perspectives and make informed decisions throughout each stage of development.
The goal is not simply to complete a project. It is to maximize its potential while keeping the interests of our clients, partners and development stakeholders at the center of the process.
Every development opportunity is different, which is why we believe flexibility matters.
Depending on the structure, risk and objectives of a project, we can organize investment terms to align with the needs of the development. When greater risk is assumed, there may be greater opportunity for upside. When risk is more limited, our focus shifts toward accountability and execution.
In either case, we believe in having “skin in the game.” That shared investment helps ensure our goals remain aligned with those of our partners throughout the life of the project.
While experience and resources are critical to successful development, relationships remain at the heart of our approach.
The partnerships we have built with our clients, investors, municipalities, consultants and other members of the development community are a source of both strength and opportunity. We value the process of bringing the right people together, solving challenges and working toward a common goal.
Because ultimately, a successful development is about more than the financial outcome. It is about creating something of lasting value and taking pride in what we accomplish together.
